Tri-City College Neighborhoods
Along the Highway 78 corridor, Oceanside’s boundaries encompass a tri-city area that include Carlsbad and Vista. This area is home to Mira Costa College and Tri-City Hospital.
Rancho Del Oro
The villages of Rancho Del Oro make-up the heart of Oceanside. This has been a part of an aggressive development plan for Oceanside that comprises beautiful new homes, a corporate park as well plans for an impressive community park, El Corazon, that will offer bike trails, outdoor amphitheater, soccer fields, baseball fields and more. Notable companies within the business park are Genentech, Ashworth, and Robert Mann Packaging. Beautiful rolling hills integrate new Oceanside with historic Oceanside, representing our rich culture and heritage. These icons include Heritage Park and the largest of the California Missions, Mission San Luis Rey. Visitors and locals alike enjoy this architectural beauty in its peaceful surroundings.
Henie Hills
The history of Henie Hills dates back to 1939, when Olympic skating medalist and movie star Sonja Henie and her brother, Leif, bought some 1,600 acres of untouched, coastal property. The two built a retreat, a 3,600 sq.ft ranch style home, for friends, family and Hollywood stars to escape the madness of the city. When more folks found out about the coastal retreat know as Oceanside, Henie Hills was developed. Homes in Henie Hills estates must adhere to minimum standards of square footage and lot size. This makes sure that these large, view lots remain some of the most desirable in Oceanside.
Fire Mountain
A beautiful elevated community in Oceanside, Fire Mountain is filled with custom homes, ocean views, complete with larger lots. The Friends of Fire Mountain are neighbors and community members who enjoy the semi-rural atmosphere of Fire Mountain and want to keep it a place where we love to live and work. They are interested in open space, gardening, healthy families and information exchange.
South O
South O is an eclectic community located along the coast in southern Oceanside. There are many beautifully vacation rentals along the beach in this peaceful neighborhood. The historic coast Highway 101 runs through it, offering a scenic drive complete with popular restaurants and unique retail. Visitors enjoy everything from the historic 101 café to the popular beach hang out, the Beach Break Café. Retail includes antique shopping, surf shops, Adventure 16 and more.
North O
On the northern boarder, the North Oside neighborhood provides the beautiful gateway to Oceanside and San Diego County. This delightful neighborhood is comprised of the many beachside vacation rentals, brand new hotels, and charming row houses, all within walking distance of Oceanside’s famous Cape Cod-style Harbor. Visitors and locals enjoy unlimited recreational activities from boating, biking, kayaking, swimming and surfing in a scenic backdrop of the Pacific Ocean. The Harbor Village offers a myriad of shopping and restaurants that include dining al fresco. Camp Pendleton, Oceanside’s northern neighbor, is the largest amphibious training base for the United State Marine Corps. It is home to many endangered species and contains many historical landmarks.
Loma Alta
Historic Loma Alta is a pioneer neighborhood in Southern California with homes dating back to 1928.
Seaside
The Seaside neighborhood is comprised of the downtown area that is currently a part of an impressive redevelopment program that features many of Oceanside’s jewels. From the minute you exit Interstate 5 to amazing vistas of the Pacific Oceanside and Oceanside’s famous pier, you’ll witness the charm of this Classic Southern California Community. Over the past few years, Oceanside has seen many visitor resources come to life with the opening of the Wyndham Beach Resort, 333 Pacific fine dining, Harney Sushi, the expansion of the Oceanside Museum of Art and the new home of the California Surf Museum. These are just a glimpse of what’s to come to this vibrant coastal neighborhood in Oceanside.
Jeffries Ranch
When Dr. C.W. Jeffries developed this community it was a unique idea, incorporating an equestrian theme with horse trails. Nearly the entire area of east Oceanside near the Guajome Regional Park is now referred to as Jeffries Ranch.
Plumosa Heights
Perhaps the most symbolic development came in 1924 with the city’s first major “subdivision,” Plumosa Heights, named for the Cocos Plumosa palms that lined its cement streets. Laid out before zoning came to Oceanside, Plumosa Heights was also the city’s first restricted subdivision The subdivision was located just east of Hill Street and north of Oceanside Boulevard on what developer and banker B.C. Beers called the last remaining undivided property overlooking the ocean. Still identifiable today by its cement streets and old-fashioned street lights.
Historic East Side
A vibrant community with a rich history, Eastside got its start in the 1900s as an enclave for Mexican-Americans and later African-Americans and Samoans. Families have been there for generations and are offer rich stories, family traditions and celebrations.
Arrowood
Located in northeast Oceanside, the communities of Arrowood are situated on hills complete with amazing views of North County. This is a fast-growing community with homes ranging from mid-prices to estate living. Visitors and locals enjoy the Arrowood Golf Course, a championship golf course open to the public, offering a distinctive experience in peaceful surroundings. Designer Ted Robinson Jr. has created a stunning course that integrates the natural beauty of adjacent riparian habitat with the drama of his signature water features.
